Starwood Land Ventures partnered with ESCO to take on one of the last remaining planning areas in the Terrain subdivision. The project was very challenging due to its hard digging conditions, fast-paced schedule, and close proximity to existing utilities. The 155 lot subdivision had two drastically differing soils conditions – 12,000 PSI cemented sandstone and highly expansive claystone – both of which required over-excavation. ESCO ripped, blasted, and crushed over 100,000 cubic yards of rock for the street, utility, and building over-excavations. In addition, portions of the site required 20’ over-excavations to mitigate the expansive swelling clays. ESCO excavated, conditioned, and compacted over 400,000 cubic yards of clay under the building envelopes and in the streets. The site’s close proximity to Highway 86 required complex blasting techniques and traffic control. In addition, ESCO worked around, and underneath, a major fiber optic feeder during the course of the project. The project lost over 80 days due to utility and phasing delays, but we accelerated our crews to maintain the project’s critical path.
